hey guys, dunno where to place this question...
Anybody got inputs/insights re Vista Real Classica Subdivision? Its in QC, at the back of EVER commonwealth. Also, inputs on the other subdivisions in the are like filinvest etc..
We are currently eyeing a property there, place looks nice.

sir, try filinvest 2, there are many property's for sale i'm sure you like it.......................facing maarat timberland pa ang scenery! mountainous type of area here!

nice place. i live in an adjacent, older subdivision. san mateo, montalban. la mesa, etc. are all within a short distance, and the air is cooler and fresher then further downtown. biking down to san mateo means you'll also have to bike up batasan, but that will only make you stronger

btw, the filinvest land is annexes to northview before the climb of batasan, san mateo, so my alternative of that steep climb, is to enter gate 8 of northview on my way to filinvest 2, don vicente st., our place is good-- you can bike in morning/ afternoon no needed to travel/climb maarat, timberland........... along my street is a 45 deg. angle 1km climb up to gate 2 exit to congress, similar to maarat. and some rolling uphills and downhills, if you preffered a good training grounds for biking. anyway just some short imputs of filinvest 2,q.c. if you have time i can tour you around filinvest for biking! pm me 0906-3431547

veeduberI went tripping there at Vista Real (I don't remember the name of the phase) in the early 90s. All i can remember is that there is this long, straight portion of the main road that goes steep downhill. At the bottom were new lots BEING BULLDOZED FLAT because they used to be steep slopes of gulleys! I didn't buy the lot even if i liked the location and view of the Marikina river down below because it was still loose earth. It would take years for all that soil to compress and firm up. Wala ding rip-rap na nilagay yung developer! Sa Filinvest namen, ask at the main office near the clubhouse if the lots located above the MARIKINA FAULT have been sold. Happy lot hunting! Remember the key word: LOCATION, LOCATION, LOCATION!

Filiinvest is near the Batasan Pambansa (Congress) complex. Take Batasan road from Commonwealth- dun yun sa loob. Terrain inside Filinvest is rolling!
Marikina Fault- Yes, I would imagine so. Or at least it would lie next to it. Kasi the Fault stretches an imaginary line from Fiilinvest down to the center of the Sunken Garden at UP Diliman.
(If you are from UP, you surely know this already but here goes:
The Sunken Garden sits atop the fault! It's a huge natural depression even before the campus was built there in 1951. Take a walk along the sidewalk that fronts the UP Main Library and you will see that the fault is active- there is one portion there that is still sinking.)

we seemed to have found "the lot" in vista real classica phase II. We are still mesmerized by the place... Somebody slap me in the face and sight out the cons, i will be working daily in manila but still i can imagine myself loving going back home to that place everyday. ;D

I lived in Vista Real phase 1, up on top of the hill above the gate, for a while in the early 90s, and watched the construction process at Classica. I'd honestly be a little careful with that place.
There used to be two ridges leading down to the Marikina River valley, and a deep gorge in between. Sta Lucia just bulldozed dirt from the top of the ridges into the valley until it was all even. If your lot is in an area that used to be one of the ridges, you're ok, that's hard clay or bedrock. If you're where the valley was filled in, that's unconsolidated fill, and you really wouldn't want to build a house on it; it'll be settling for decades.
The land down in the valley is also a little suspect: it is right on a fault, and it's loose topsoil that would be subject to liquefaction in an earthquake. I would definitely want to get an opinion from an independent geologistr before investing a lot of money in construction there.
I can also say I was not terribly impressed with the way Sta Lucia handled drainage, erosion, and other basic geology and engineering issues. All they seemed interested in was flattening out the land and selling as much as possible as fast as possible for as high a price as possible!

I just like to stir the pot twice or thrice here. I have zero knowledge of anything related to geology or engineering. All I am good at is to feel offended when I have really been offended.
Take the case of Timberland. Oh sucks...I've been raped, incest, denied, shot at, punched, slapped...name it...Timberland did it... to me Bigtime... as a mountainbiker when they started bulldozing and developing and fencing my favorite trails of Maarat.
Is the upland yonder also a little suspect as to construction process, landslideproofing after heavy monsoon rains?
Speak. Speak! You've seen from day number one what developer did. This is the time to get even peaceful PinoyMTBiker.
Better still, somebody start another thread on Timberland subdivision ...right veeduber.

dayuhan; thanks for the inputs! the lot we are eyeing is the classica phase II.. coming from your place there.. its on the left side. Its a little higher than the valley (phases III and IV) and terrain is rolling.. do you think this is the one with the solid ground? Also the lot is near the boundary between Tivoli and Vista real.
Yeah fafa rock, sometimes progress sucks...

I don't want to try to say for sure whether any given spot there is on solid ground or not, hard to visualize it as it is now... in the old days you could walk down to the end of Tivoli and there was a creek that ran into a steep valley between two ridges; that's the valley that was filled in. Try to find some people that have been around there a long time, and ask. If it's where the old orchard used to be, that would probably be solid, but they moved so much land around down there that it's hard to say. There used to be a guy living in Vista Real, another of the early residents, who was a consulting geologist, the last name was deClaro I think. Ask at the guardhouse, he'd be a good guy to talk to.
Sometimes the way they build these places makes me crazy... there used to be a 9 hectare orchard owned by some Chinese guy from Cagayan Valley just past Vista Real phase 1. Huge old santol, mango, acacia, duhat, and other trees, we used to walk in there all the time. Of course Santa Lucia controlled all access, so the guy had to sell out. You'd think they would have tried to design around some of the bigger trees and keep them there, not out of sentiment or ecological concern, but just because the big old trees would add value and make the place more attractive to buyers. Nope. They went in, cut down everything, bulldozed it flat, and named the streets after the trees.

veeduberSee? Even dayuhan confirms my earlier post about the land there @ Vista Real not being solid. As I stood there at the lot and the ahente was making his sales pitch, there was a bulldozer behind us pushing more and more earth over the edge. I went over to the edge and saw that it was a deep, natural gulley! The soil was so fresh that our feet sank into it as we walked around. And mind you, wala pang MUHON (surveyor'a markers) yung lot pero pre-selling na sila. Gulleys are natural waterways. When a developer bulldozes them over, where else do you think water will go? You'd better have a good drainage system to make sure nothing else is washed downhill. Pwede ba pumasok ang naka-bike na non-resident doon? I'm curious as to what that lot looks like today. BTW, here's another tip when lot hunting: "NEVER FALL IN LOVE WITH THE FIRST LOT YOU SEE!" Try seeing as many lots that will fit your desired criteria (location, price, developer, etc.) as possible. Only then can you make an informed decision. CAVEAT EMPTOR! ("Let the buyer beware!")

TIVOLI yata, if my memory still serves me right is located on the higher portion of the neighborhood of subdivisions in that area as compared to Vista Real which is located on a valley. TIVOLI is home to celebrities (Rosanna Roces, Ai-Ai, etc.) dunno lang if they still reside there If you want we can make a round of the area by bike on a sat. morning, i can accompany you. the uphills on the area are quite daunting and challenging hehehe Told my wife bout the inputs here.. she is now considering the adjacent subdivision.. hey guys, di na natuloy suburban ride natin wifey is hell bent on acquiring a lot there, but these effin real estate agents seem to play dirty.. was about to get "the lot" we wanted but the owner apparently jacked up his price, due to a tip from another real estate agent can get the lot sold at a higher price! guess what? that real estate agent is now hard selling one of the other lots he handles! wtf!
